High Sierra can rent your unit for you if you can’t use it — just ask us how!
To protect High Sierra resources, we require a $200 cash OR
pre-charged deposit from
all
occupants other than owners. The
intent of the damage deposit is to
protect YOUR property. The $200 deposit also applies to units rented
through owners to
NEW! - If you anticipate arriving after 9PM Mountain Time, you MUST first call the office for lock combination to obtain keys. Without the combination, you will not be able to get into your unit. This is being done to protect your resources.
Spring-cleaning? We are adding DVD players to the units this year. Do you have DVDs you’d like to donate to our library? Also, tennis rackets & balls, board games, etc would be welcome.

The President's Corner Hello again to all High Sierra owners. The Annual Membership Meeting will be held at 10 AM on June 9th, 2007, in the High Sierra clubhouse. All owners are encouraged to attend. New carpet, wood-laminate flooring, and ceramic tile in bathrooms is now installed in all but two units; those units should be completed by the meeting. Much work remains on both the inside & outside of units, and your Board of Directors is working with management & staff to develop plans for this work. There have been questions from some owners as to how long the reserve budget fee will be in-place. The short answer is that there will be a continuing need for a reserve budget in-place to get the facilities back in first-class shape and then keep them in the condition that all members expect. Mattresses have been replaced in some units, and more will be replaced this year along with new couches & chairs in some of the units that didn’t get them last year. Also, a lot of work needs to be done on the tennis court and the asphalt in the driveway & parking areas. All of this takes funding and can’t all be done at the same time. There were no candidates submitted for three positions on the Board of Directors with expiring terms. As the three incumbents are willing to continue serving, in accordance with HSOA By-Laws the current incumbents are thereby reaffirmed for new terms. I hope the membership sees and appreciates the improvements that are on-going daily. The staff is looking forward to making your stay a pleasant one when you come to High Sierra.

Pool hours are 9 AM until one-half hour

To allow all owners time to see the bears, we’ve been accepting suggested names since May 2006. We’re extending the naming period until June 10, 2007 (through the annual meeting date). A committee will then consider all suggested names, and will select the final names. Persons submitting the final “winning” names selected will receive prizes.

STATEMENTS AND FEES Statements mailed (or e-mailed) to owners for Maintenance & Reserve fees are a courtesy. Upon purchase of a High Sierra unit, owners are informed that fees are due January 1st each year. Just as with a mortgage or any other scheduled payment, owners’ fees are due on January 1st each year regardless of whether or not a statement is received, and regardless of when any statement may be received. Fees become past-due as of February 1 annually.
In accordance with policy from the Board of Directors, accounts delinquent as of February 1st each year incur a recurring late fee of $10 each month until paid, and accounts unpaid as of March 1st also accrue a one-time $45.00 late processing fee for re-billing (in addition to the continuing late fee of $10 for each month after February 1st.) “I never received a statement…” is NOT a valid reason for late or unpaid fees. Any mortgage company or other lender given that reason for non-payment still has foreclosure or repossession rights. |

FROM YOUR MANAGER We’ve now installed new carpet, ceramic tile, and wood-laminate flooring in 26 of our 28 units...only 2 more to go! Outside decks have been renovated on ALL units, and 10 exterior stairways serving 10 upper-level units have been completely rebuilt. In September 2006, 10 new sofa-sleepers and 35 new chairs were delivered and placed into units; the remaining units will all get new sofa-sleepers and chairs soon after the flooring renovation is completed. (For owners of unit 102, we hope you find the completely renovated bathroom a good improvement! One bath in 602 is next for the same.)
If you haven’t been to High Sierra’s website recently, we encourage you to visit there. ( www.highsierracondos.com ) We’ll increasingly be posting important information there so you can get any news as quickly as possible, and you’ll soon be able to initiate some actions on-line such as one-time unit exchange requests and more. For owners who are RCI members, there are some changes coming from RCI that High Sierra has no control over, but we want you to know about them so we’ll post information from RCI on our website as we receive it..

“E-STATEMENTS” ARE COMING ! With mailing costs rising again in May, High Sierra is increasingly going to use more “E-correspondence” with owners. We’re trying to use your money wisely, so please help us as we move toward increased use of electronic communications, including newsletters posted at our website instead of being mailed, and the use of “e-statements” in the future for billing of annual maintenance fees.
