The President's Corner The weather is finally turning warmer in Ruidoso, after a winter with plenty of snow at High Sierra and in the nearby mountains...the most snow in at least 12 years, per officials at Ski Apache! During the cold winter months, High Sierra's pool area was completely refurbished, including installation of all-new windows. The members of the Board of Directors are pleased with the on-going enhancements at High Sierra, and we want to thank you owners for your patience as we continue to upgrade our resort. I hope every one has a great spring and summer enjoying the facilities. The terms for three members of the Board of Directors will expire this year. While the three current incumbents are willing to continue serving another term, other owners who might also like to run for the Board are encouraged to submit a short resume and reasons they’d like to serve on High Sierra’s Board. There's more information given below. The staff is looking forward to making your stay a pleasant one whenever you visit High Sierra.

NOMINATIONS SOLICITED For Board of Directors In 2010, the current two-year terms will expire for three of the five positions on the Board of Directors. While the current incumbents have each indicated their willingness to continue serving another two-year term, additional nominations are solicited for candidates from among owner-members. Board members serve the general membership without payment of any kind, and since 2004 they’ve self-elected to receive no reimbursement for travel costs to quarterly meetings. If you're interested in serving, please send (1) a brief resume along with (2) a brief summary of why you’d like to serve on the Board of Directors and how you feel your experience and qualifications would enhance High Sierra’s progress. Nominations can be mailed, faxed, or e-mailed to High Sierra. To allow time for possible subsequent balloting, ALL NOMINATIONS MUST BE RECEIVED AT HIGH SIERRA OR MUST BE RECEIVED NO LATER THAN MAY 10, 2010, to be considered. For the benefit of all
owners, here's a review of High Sierra's present unit rental procedures: 1. When owners place a unit-week for rental through High Sierra, renters are projected into units IN THE ORDER OWNERS NOTIFIED HIGH SIERRA THEIR UNIT WOULD BE AVAILABLE FOR RENTAL. (The High Sierra staff carefully documents this information.) For example, if 3 units have been made available by 3 different owners for rent during the same week, and we're contacted by a renter seeking a single unit that week, if all other factors are equal (the number of bedrooms desired & etc), then that renter is projected into the unit of the OWNER WHO FIRST MADE THEIR UNIT AVAILABLE FOR RENTAL FOR THAT WEEK. Obviously it's in your best interest to notify High Sierra at the earliest time you know you can't utilize your unit that you want High Sierra to try to rent it for you. Too often owners notify us a week or less in advance of their week, and the realistic chance of renting a unit at that late time is near-zero.
2. UNLIKE MOST OTHER
TIMESHARES, the High Sierra Board of Directors has established a policy
that if privately-owned unit-weeks and High Sierra-owned units are equally
available for rent (again, with all other factors such as number of
bedrooms & etc being the same), PRIVATELY-OWNED UNITS WILL BE GIVEN FIRST
PRIORITY FOR RENTAL. A $200 deposit will also be collected by High Sierra from persons who owners rent to privately (without renting through High Sierra). In such instances of private rental, owners will remain liable for damages or theft resulting from their guests where (1) the $200 deposit proves non-collectable, or (2) any damage and/or theft exceeds the $200 deposit. (Owners renting privately may find it wise to collect their own damage deposit if they don't know their renters well.) This liability does NOT apply for owners who place their units for rent through High Sierra’s office. For units rented through High Sierra, the rental proceeds are shared with 70% going to the owner and 30% to High Sierra. There’s cost involved in collection of deposits by High Sierra staff (most done on credit cards), and removal of liability from the owner for any damage or theft is part of the value an owner receives in return for High Sierra retaining 30% of rent collected.

FROM YOUR MANAGER — The front walkways/decks of Buildings 1 and 2 have recently been completely rebuilt using composition material ("plastic wood")...so no more constant re-painting, no more replacement of deteriorating wood, and future snow & ice removal will be much easier. The front walkways of Buildings 7 & 8 were completed using the same materials just a week ago, and all four of the back decks (lake-view side) of Buildings 11 and 12 have been torn down and are currently under re-construction. Several units will get bathroom renovations this spring and coming fall (during our slower seasons), and we're now collecting bids for incremental replacement of kitchen counter-tops. Our pool area looks the best it's looked in years due to recent installation of new windows there...see for yourself! We're now installing the SECOND round of new carpet in living rooms since 2005, using a mixed-pattern of brown & beige carpet.

IMPORTANT NOTE FOR
OWNERS For your security, keys for “after-hours” arrivals are now left in a metal mailbox with a changeable combination lock on it. Any owner or guest arriving after the office is closed MUST know the current combination to obtain keys. IF YOU ANTICIPATE ARRIVING AFTER 8 PM ON ANY NIGHT, PLEASE CALL THE HIGH SIERRA OFFICE BEFORE 8 PM TO OBTAIN THE COMBINATION FOR THE LOCK.
Again, this procedure is
to protect YOUR High Sierra resources and provide better security for our
owners and guests. If all fees are not paid current, keys cannot be left
out.

Flat-screen TVs We've begun placing flat-screen TVs in units. Several units also have a TV in the master bedroom, and we'll add more as soon as the cable company completes their installations. If you have any DVDs, or usable sports or recreational equipment that you no longer use...items such as tennis racquets, board games, or etc...High Sierra would welcome any donations of such items for guest use. |
