The President's Holiday Wishes

 

Hello again to all High Sierra owners.  It's been a year of good progress at High Sierra and in your visits to the property you should be able to easily see improvements in both staff services and the physical property.  RCI’s recent recognition of High Sierra for their “RCI Hospitality” designation is one of many signs that High Sierra is moving in the right direction to remain competitive in the resort industry.  At the moment, there’s a major on-going project to repaint the exterior of all buildings; so far, Buildings 1 & 2, 3 & 4, and 13 & 14 have already been completed, and all buildings are to be completed by Spring 2008.  (Snow and ice will soon halt the project for the winter months.)  While the newly-painted buildings look good (see for yourself!), this project is much more about preserving the property’s value than just a cosmetic update. 

 

As mentioned in the last newsletter, your Board of Directors critically evaluated operating costs for 2007, and the only way to balance the budget for 2008 was to increase the basic Maintenance Fee for each unit-week by $20.  This is reflected in the statements sent with this news update.  The Reserve Fee will remain at $100 annually per unit to allow continued work required on the complex.  Many repairs and replacements remain to be done, and as with all businesses the cost of operations continues to rise.  High Sierra's fees remain lower than the majority of timeshares affiliated with RCI.

 

As this holiday season for many people approaches, I wish each and every owner at High Sierra happy and safe holidays, and a healthy and prosperous new year in 2008.  I extend a special thanks to my fellow members of the Board of Directors who serve without compensation of any kind to represent all High Sierra owners throughout the year.

Board of Directors Nominations Solicited

In 2008, two of the five positions on the Board of Directors will come up for election.  While the current incumbents have indicated their willingness to continue serving, we also solicit additional candidates nom-inated from among the owners.

IMPORTANT REMINDER — NEW TELEPHONE AREA CODE FOR RUIDOSO & HIGH SIERRA

 Just a reminder...effective October 7, 2007, there was a second area code 575 created in New Mexico, and High Sierra is included in that new area code.

 High Sierra’s correct phone and fax numbers with the new area code effective October 7, 2007, are shown at the left in this newsletter.

NEW (ADJUSTED) WINTER  HOURS

As of January 1st, 2008, High Sierra will adjust winter hours slightly to reduce costs.   During the winter months office hours will be 9AM to 8PM every day except Fridays & Saturdays, when the office will be open from 8AM - 9PM.

 As always, the pool closes one-half hour before the office close time seven days per week.

PROCESSING FEE ADJUSTMENTS -

The processing fees for various actions at High Sierra are badly outdated; as such, they don’t deflect the actual costs of executing those actions and are significantly below similar fees charged by other businesses.  Per action by the Board of Directors, effective January 1, 2008, the following fees apply as indicated:

¨   One-time “in-house” exchange (an owner swapping an owned week for another equivalent week at HS on a one-time basis):     $75.00

¨   Permanent transfer of one unit-week at HS for another week at HS (permanent exchange requires TWO deeding actions):  $150.00

¨   Processing cost for initial purchase of a HS-owned unit (requires preparation of a sales contract plus a deed action:                $150.00

¨   Processing of a quit-claim (or “deedback”) action:  $75.00

These fees as-adjusted remain below the fees charged by most competitors. 

IN-HOUSE EXCHANGE (OR “SWAP”) POLICIES

1. All annual maintenance & reserve fees must be paid current.

2. To the extent possible, we’ll try to “swap” your unit for an equal unit (same number of bedrooms & the same RCI “season”...red, white, or blue). However, that may not always be possible so please be flexible as we try to accommodate.

3. Any in-house exchange MUST be initiated a MINIMUM of 15 calendar days PRIOR TO the start of your week.


BRING YOUR FAVORITE HOLIDAY DVD MOVIES ALONG !

Don’t forget that we now have combination DVD & VCR players in most of the High Sierra units, and all units will have them

before the end of 2007.  While we’ll keep our extensive library of VHS tapes (around 300!), we’re now building a collection of DVD movies also.  If you have any DVD or VHS movies you’d like to donate, we’d welcome them to our new combined DVD & VHS collection for use by owners and guests.  (High Sierra is one of the few resorts in Ruidoso with movies available at no cost.)

 IMPORTANT NOTE FOR OWNERS
and THEIR GUESTS

For your security, keys for “after-hours” arrivals are now left in a metal mailbox with a changeable combination lock on it.  Any owner or guest arriving after the office is closed MUST know the current combination to obtain keys. 

IF YOU ANTICIPATE ARRIVING AFTER 9 PM ON ANY NIGHT, PLEASE CALL THE HIGH SIERRA OFFICE BEFORE 9 PM TO OBTAIN THE COMBINATION FOR THE LOCK. 

 Again, this procedure is to protect YOUR High Sierra resources and provide better security for our owners and guests.  If all fees are not paid current, keys cannot be left out.

PLEASE remember to notify High Sierra immediately if you change your address, any phone numbers, or your e-mail address for any reason.  We want to be certain you’re an informed owner at all times, and current contact info is critical for that.
